Rental forms

The Norwegian Tenancy Act (husleieloven) gives tenants strong protection. Proper documentation protects you as a landlord and gives the tenant peace of mind. These are the forms you need:

  • Move-in inspection (innflyttingsskjema)Document the condition of the home with a room-by-room checklist and photos. Both parties sign digitally.
  • Move-out inspection (utflyttingsskjema)Compare with the move-in report and document any damage — the basis for settling the deposit.
  • Damage reportReport damage during the tenancy with photos and a description. Sent straight to the landlord.
  • Deposit documentation (depositum)Overview of the deposit account, claims and payout, in line with the Tenancy Act.
  • Rental agreement template (leiekontrakt) ComingStandard agreement adapted to the Norwegian Tenancy Act, with all necessary clauses.

Frequently asked questions

What is an innflyttingsskjema?
It documents the condition of the home when the tenant moves in — damage, defects and general state. Both parties sign, and it is used at move-out to assess any damage caused by the tenant.
Do I need written documentation when renting out?
Yes. Without a written move-in inspection it is very hard to claim compensation for damage at move-out. Landlords should document the condition with a form and photos at both move-in and move-out.
What happens to the deposit at move-out?
The landlord can withhold part of the deposit to cover unpaid rent or damage beyond normal wear and tear. Claims must be raised within the deadlines set by the Tenancy Act — good documentation is essential.
